四、甲乙双方职责

1、乙方应合理使用其所承租的房屋及其附属设施。如因使用不当造成房屋及设施损坏的，乙方应立即负责修复或经济赔偿。

2、乙方如改变房屋的内部结构、装修或设置对房屋结构有影响的设备，设计规模、范围、工艺、用料等方案均须事先征得甲方的书面同意后方可施工。租赁期满后或因乙方责任导致退租的，依附于房屋的装修归甲方所有。

3、租赁期间，甲方有权依照法定程序转让该出租的房屋，转让后，本合同对新的房屋所有人和乙方继续有效。

4、未经甲方同意，乙方不得转租、转借承租房屋。

5、房屋租赁期间，乙方有下列行为之一的，甲方有权解除合同，收回出租房屋，并没收所有押金;

(1)未经甲方书面同意，转租、转借承租房屋。

(2)未经甲方书面同意，拆改变动房屋结构。

(3)损坏承租房屋，在甲方提出的合理期限内仍未修复的。

(4)未经甲方书面同意，改变本合同约定的房屋租赁用途。

(5)利用承租房屋存放危险物品或进行违法活动。

(6)逾期未交纳按约定应当由乙方交纳的各项费用，已经给甲方造成严重损害的。

(7)拖欠房租累计______以上。

6、在租赁期内，乙方逾期交纳本合同约定应由乙方负担的费用的，每逾期一天，则应按上述费用总额的_______%支付甲方滞纳金。

7、在租赁期内，乙方未经甲方同意，中途擅自退租的，乙方应支付两个月租金作为向甲方支付的违约金。若支付的违约金不足弥补甲方损失的，乙方还应承担赔偿责任。

2、因国家政策需拆除或改造已租赁的房屋，使甲、乙双方造成损失的，互不承担责任。

3、因上述原因而终止合同的，租金按照实际使用时间计算，不足整月的按天数计算，多退少补。

4、不可抗力系指“不能预见、不能避免并不能克服的客观情况“。

六、其他

为了发展特区的经济，提高单位或个人的房屋使用率，现根据国家和省市的有关法规，经甲乙双方协商一致同意订立租赁合同，条款如下：

一、甲方将拥有产权或处置权的_市区的房屋(建筑面积平方米)，出租给乙方作使用。

八、甲方的责任：

8.2 租赁期内甲方不得收回出租房屋(除非本合同另有规定)，甲方保证乙方可不受干扰的享用该物业。

九、乙方的责任：

party b’s obligations:

9.1 乙方应按合同的规定，按时支付租金，保证金及其他各项应付费用。

party b shall promptly pay all rent ,security deposit and other charges payable by it in accordance with the terms of this agreement.

9.2 乙方应爱护使用出租房屋，如因乙方的过失或过错致使房屋设施及屋内用具和饰品受到损坏(正常损耗除外)，乙方应负赔偿责任。

9.3 乙方应按本合同的约定合法使用出租房屋，不得擅自改变使用性质，不应存放中华人民共和国法律下所禁止的危险物品，如因此发生损害，乙方应承担全部责任。

十、违约处理：

十一、适用法律：

(二)租赁期内，甲乙双方应共同保障房屋及其附属物品、设备设施处于适用和安全的状态：
